Well, helloooo there! It’s been a hot minute. Like a quarter of a year hot minute– eesh. All I can say is that I’ve (thankfully) been so busy that after 3 months I finally feel like I’ve turned my head back around. At least for today. This summer has been packed with projects and I’m so freakin excited to be able to show you one of the culprits that has consumed most of my 2017 so far, and alas trumped much of my blogging time. If you follow me on Instagram, you’ve heard of this “Dana Point” project.
Here’s the short of it; I have teamed up with our favorite contractor and dinner guest/drinking buddy on quite the endeavor. Sean and his team at TWG Contracting have invested in two ocean-view properties in Dana Point, CA and are building two dope pads which they are putting up for sale, and are currently on the market— if you know of anyone 😉 This is the first, and we are currently in the middle of construction on the second home.
While my responsibilities were more in the architectural finish department (my happy place); think flooring, plumbing fixtures, tile, windows, cabinetry, lighting, exterior finishes, etc… we had a stager come in for the bulk of the furniture, aaaand then I came in with a truck-load of other rugs, bedding & accessories to swap around and make it a bit more Fish + Arrow style.
This home was intended to be pretty uber-modern, sleek and shiny, but as the design process developed, I felt like we should tone down the bling and amp up some natural elements to compliment the coastal adjacency, and of course, wave the ‘black wand’ around a little.
So today I’d like to tour you through the main (of 3) living levels and a couple extras! Hope you have something to sip on, like a proud mama flipping through her phone, this could take awhile…
Ever wonder what a home like that looks like inside? Well here you go! I can’t get enough of black bi-fold track doors. Give me all the doors.
I was also thrilled with the floors! They are Provenza Affinity Collection and the color is “Couture”. I felt so chic ordering those babies haha
Here are a couple from the powder bath at the entry. Small spaces are a great place to pack some major personality and higher-end materials won’t break the budget as much since you’ll need less of it! We decided to carry the hardwoods through the bathroom and risk guests having a water fight with themselves or a Harry from “Dumb & Dumber” moment with the whole moisture issue. Then we ran a pre-fab stack stone up the back wall and added some glam with the dramatic smoked glass pendants hung from the ceiling. One of my favorite spaces in the house, actually.
Downstairs is a little teen hang-out zone or bonus room, guest bath, laundry, 3 bedrooms and a couple en-suite baths. Since this was a spec home, we kept it pretty simple and gender neutral, obviously not knowing the new inhabitants!
Ending on a more satiable note, here’s my all time favorite space, the kitchen, of course! I had so much fun putting this spin on “modern” meets “coastal”, and of course our challenge of making a galley kitchen cool again! Honestly it turned out better than we expected and still feels open, spacious and efficient… and I think it’s pretty cool looking…? Moms always say that. Even when your baby may be a kitchen.
So there’s the first half! Projects like this, ground up, are really intensive, and we’ve got more cooking, so please forgive me for the blogging hiatus. Hoping this is proof I’ve been working and not sipping margs at the pool! (Okay, at least not Monday through Friday). I will have all of the photos of the 3rd floor master suite and the edgy entry design up early next week. Be sure to check back — I mean, if you’re curious 🙂
